what we offer

Residential

As a leading land surveying company, Wooten knows how to manage the unique requirements of a residential development. Our team are experts in residential property surveys and deliver results in a high response time. With our knowledge of everything from residential boundary surveys to property development, our team is fully experienced in all the procedures involved for a residential land survey.

Boundary Survey

This is essential in determining the perimeter of a property before buying, improving, or building on any parcel of land. Our surveyors responsibility is to locate and establish the lines and corners of a parcel of land as legally described in a deed or document of record.Wooten’s licensed professional surveyors have experience performing these surveys as a part of pre-construction due diligence.

Elevation Certificate

Wooten’s licensed surveyors can provide you with an Elevation Certificate, a FEMA issued document that can be used for flood insurance, certificate of occupancy and pre-construction permitting. If you require a flood elevation certificate, our surveyors responsibility is to measure and record the elevations around a property and compare them to the floodplain elevations determined by FEMA. This process allows owners to demonstrate compliance with floodplain management ordinances, and helps an insurance estimator or public officials determine the actual flood risk to a property.

Plot plans / Site plans

If you need a plan for proposed improvements to your property, whether in a new home, an addition to an existing home, storage building, pool or even a fence, Wooten Surveying & Associates can provide you with a plot plan/site plan that will satisfy your homeowners association (HOA) or municipality.

Mapping

Wooten Surveying has 24 years of business experience providing land surveying and mapping services. Our clients will attest to our commitment to exceed expectations and to provide cost-effective solutions for all your mapping requirements.

Physical Survey

This type of survey is typical for large tracts of land to where there are no physical means of marking its boundaries with posts or fencing. Our surveyor’s responsibility is to determine the demarcation of land by firmly identifying its boundaries. Especially for lands on dispute, they require a physical survey to resolve any claims disputes to verify and complete ownership for deeds of record.

Locate, Verify and Stake Property Corners

Our licensed surveyors are trained to locate, verify and find your property markers. This is important to avoid legal and neighborhood disputes. Let Wooten handle your property lines or boundary lines to make sure no future neighborhood conflicts may arise in the future.

Subdivision

A licensed land surveyor knows and understands the ordinances and puts the plan together for the developer. Wooten provides a subdivision survey or more commonly referred to as subdivision platting. This is the process of splitting a tract of land into smaller parcels designating residential and commercial lots, roads (rights-of-way), parkland dedication, drainage and utility easements, and how city services will be extended to each lot.

Loan Survey

Wooten also provides physical surveys for several banking and lending entities where land is sometimes used as collateral so that the same can be mortgaged for purposes of a loan.

Stake Property Lines

Staking Property lines is a service provided by Wooten’s team of professional surveyors that involves placing survey monuments or markers at property corners with additional markers along the property lines (set at predefined intervals). This is a crucial responsibility for every landowner to make sure they stake their property lines as it does not only protect the value of the property, but it also maximizes the utilization of the land owned.

Easement maps (utilities)

Some properties may be subject to easements or right-of-ways that either benefit or encumber the use of the property.  These may include access to services like water, sewer, power and even access (ingress/egress) to the property.  Wooten Surveying & Associates can provide mapping that delineates these easements and will show the location relative to the property boundary lines.

Commercial

Our commercial property surveyors work to the highest professional standards in public and private sectors. They provide accurate valuation and negotiation of sales and leases on commercial land or properties. At Wooten, we provide much more than a financial valuation and can represent your best interests, whether you are a buyer, seller, landlord or a tenant.

ALTA/NSPS Land Title Survey

Wooten’s licensed land surveyors are experts in the latest ALTA/NSPS rules and regulations. Our professionals will provide accurate, compliant, boundary surveys that show all of the easements, right-of-ways and any other elements that will impact your property.

As-built Survey

Once a project is complete an “As-built” survey may be required to secure a CO (Certificate of Occupancy).  The As-built survey includes locating and mapping all physical improvements to a property, including utilities, storm and sewer structures.

Subdivisions

Boundary and Physical (Improvements) Survey

Our boundary survey determines the property lines of a parcel of land described in a deed or referenced on a legal record plat. This is recommended before buying, subdividing, improving or building on land to ensure that the expense and frustration of defending a lawsuit, moving a building, or resolving a boundary dispute can be avoided.
